How Profit Participation Works
Certain projects may offer opportunities for eligible members to participate in profit on a project-by-project basis. Participation is always optional and subject to separate review and agreements.
Membership provides education, community, and access. Any capital commitments you choose to make are separate from membership fees and are made into specific project entities (such as an LLC or SPV).
Distributions, if any, follow the terms of the applicable project agreements, which may include concepts like return of capital, a preferred return (if applicable), and a negotiated profit split thereafter.
There is no guarantee that any project will be offered, that capital will be accepted, or that any distributions will be made. Participation depends on project availability, underwriting, and member eligibility.
Membership does not guarantee returns. Investment participation is subject to eligibility, underwriting, and separate agreements.

Is this a passive real estate club?
No. This is an execution-focused platform designed for investors who want to understand and participate in the development process, not a passive income product.
Do I need construction experience to join?
No. Many members start with no construction background. The programs are structured to give you a clear pathway from learning to execution.
Does membership include investment returns?
No. Membership fees cover access, education, and community. Any investment participation is handled through separate project agreements and is not guaranteed.
How do I apply to the Private Developer Circle?
You start by submitting a brief application outlining your experience, capital plans, and timeframe. If there is a potential fit, we schedule a review call to go deeper.
Are events really free for members?
Yes. General Members receive access to 12 private investor events per year at no additional cost. Non-members may attend select events by paying a public ticket price.
Can I upgrade tiers later?
Yes. Members can move from General to Builder Program or apply for the Private Developer Circle as they progress, subject to availability and fit.
Is this only for Silicon Valley investors?
The curriculum and case studies are built around Silicon Valley new construction, but members may join from other markets if that focus aligns with their goals.
